Services

Testing & Inspection

EICRs and electrical testing for landlords, property managers, commercial premises, and industrial sites — thorough, compliant, and issued promptly.

What's included

Landlord EICRs

Since 2020, all private landlords in England are legally required to have a valid EICR. We carry out inspections for single lets, HMOs, and property portfolios — with reports issued promptly so you stay compliant.

  • Required every 5 years, or at change of tenancy
  • Covers all fixed wiring, sockets, switches, and consumer unit
  • Report graded C1, C2, C3, or FI with clear explanations
  • Copy provided for tenants within 28 days as required by law
  • Remedial works quoted and carried out to achieve satisfactory result

Commercial EICR

Commercial premises require periodic inspection to comply with the Electricity at Work Regulations 1989, insurance requirements, and health & safety legislation. We inspect offices, retail units, warehouses, and more.

  • Full fixed wiring inspection and testing
  • Distribution board and consumer unit inspection
  • Socket outlet and lighting circuit testing
  • Earth fault loop impedance and RCD testing
  • Detailed report with recommended remedial actions
  • Certification suitable for insurance and compliance purposes

Industrial testing

Industrial electrical installations are more complex and carry greater risk. We carry out thorough condition reports on industrial premises including three-phase systems, machinery supplies, and specialist equipment.

  • Three-phase distribution testing
  • Machinery and plant supply circuits
  • Insulation resistance and continuity testing
  • Earthing and bonding verification
  • Full report and certification

Other certificates & testing

All notifiable electrical work requires certification. We issue the appropriate documentation for every job we carry out.

  • Electrical Installation Certificates (EIC) for new installations
  • Minor Works Certificates for small additions and alterations
  • Pre-acquisition surveys for property purchases
  • Emergency lighting testing and certification (BS 5266)

Get an EICR quote

Tell us about the property — type, size, number of circuits — and we'll come back to you with a price promptly.

What happens after an EICR?

Every report is graded C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended), or FI (further investigation required). We'll walk you through the results clearly — and where remedial work is needed, we can quote and carry it out so you receive a satisfactory certificate without needing a second contractor.

Who we work with

  • Private landlords & HMO operators
  • Letting agents & housing associations
  • Commercial property owners & managers
  • Facilities managers
  • Industrial & manufacturing facilities
  • Property buyers & solicitors

Services

Domestic Electrical

Rewires, consumer unit upgrades, EV charging, and new circuits for homeowners across Suffolk. All work tested, certified, and notified to building control.

Domestic services

Rewires

Older properties with outdated wiring can be a safety risk and may affect your insurance. We carry out full and partial rewires with minimal disruption, leaving you with a safe, certified installation.

  • Full house rewires
  • Partial rewires — kitchens, extensions, loft conversions
  • Replacement of old rubber or aluminium wiring
  • New consumer unit as part of rewire
  • All circuits tested and certified on completion
  • Notified to building control — no need to apply yourself

Consumer unit upgrades

Old fuse boards with rewireable fuses offer very little protection compared to a modern consumer unit with RCD protection. Upgrading is one of the most cost-effective ways to improve electrical safety in your home.

  • Replacement of old fuse boards with modern RCD-protected units
  • Surge protection devices (SPD) fitted as standard
  • All circuits tested before and after
  • Certificate issued and notified to building control
  • Usually completed within a day

EV charge point installation

We supply and install home EV charge points to suit your vehicle and property. Whether you need a simple socket or a smart charger, we'll advise on the right solution.

  • Home EV charger supply and installation
  • Tethered and untethered options available
  • Smart chargers with app control and scheduling
  • Dedicated circuit from consumer unit
  • All work certified and compliant with wiring regulations

Additional works

From extra sockets to outdoor power supplies, we cover all the day-to-day electrical work homeowners need.

  • Additional sockets and USB outlets
  • New lighting circuits and feature lighting
  • Garden and outdoor power supplies
  • Outbuilding and garage electrics
  • Kitchen and bathroom electrical work
  • Fault finding and repairs
  • Smoke and CO detector installation

Get a domestic quote

Tell us what you need and where you're based and we'll come back to you quickly with a price.

All work fully certified

Every job is tested on completion and the appropriate certificate issued — Minor Works Certificate, Electrical Installation Certificate, or EICR — and notified to building control where required. You'll always have the paperwork you need for insurance or when you sell your home.

Landlord services

We also carry out landlord EICRs for rented properties, and can handle the electrical work on rental property refurbishments. See our page for more detail.

Services

Planned Maintenance

Scheduled electrical maintenance contracts for commercial and industrial clients — keeping your systems compliant, safe, and reducing the risk of costly reactive callouts.

What's covered

Fixed wiring testing & inspection

Regular inspection and testing of your fixed electrical installation is a legal requirement under the Electricity at Work Regulations 1989. We schedule and carry out periodic EICRs to keep your premises compliant.

  • Periodic EICR inspections on a scheduled basis
  • Fixed wiring testing to BS 7671
  • Distribution board and consumer unit inspection
  • Earth fault loop impedance and RCD testing
  • Full compliance certification issued

Emergency lighting testing

Emergency lighting must be tested monthly and annually under BS 5266. We can include this within your maintenance contract so it never gets missed — with full certification provided.

  • Monthly function tests and annual full duration tests
  • BS 5266 certification issued
  • Replacement of failed fittings and batteries
  • Upgrade of old fittings to modern LED emergency units

Distribution board & switchgear maintenance

Switchgear and distribution boards need periodic inspection and maintenance to remain safe and reliable. We carry out visual inspections, tightening of connections, and thermal imaging checks where required.

  • Visual inspection of all switchgear and boards
  • Connection tightening and cleaning
  • RCD and MCB testing
  • Replacement of worn or faulty components

Reactive callouts & repairs

Maintenance contract clients get priority response for reactive callouts. Whether it's a tripped breaker, a failed circuit, or a fault that needs tracing, we'll get to you promptly.

  • Priority response for contract clients
  • Fault finding and diagnosis
  • Repairs to failed circuits and equipment
  • Temporary supplies where needed

Why planned maintenance?

Scheduled maintenance costs significantly less than reactive repairs, keeps your site compliant with insurance and H&S requirements, and gives you confidence your systems won't fail at the worst possible time. It also simplifies audits — all your compliance documentation is in one place.

Suited to

Commercial offices, industrial units, manufacturing facilities, warehouses, business parks, schools, and property portfolios where consistent compliance and uptime matter.
